Who sends properties

Owners, heirs, and people who find deals.

  • Homeowners who need out

A move, a repair bill, or a house you are simply done managing.

  • FSBO sellers

Keep the sign up if you want. Ask what a direct number looks like beside it.

  • Pre-foreclosure

A sale is one option. It is not a rescue pitch, and a form cannot stop a sale date.

  • Tired landlords

Tenants, turnover, and a property that no longer earns its keep.

  • Heirs and estates

Inherited houses, including files where probate is still open.

  • Wholesalers and bird dogs

Tip a deal. Say you are a wholesaler and include a link if you have one.

How it works

Three steps. No theater.

  1. 01

    Send the property

Name, a way to reach you, the address, and what kind of situation it is. Wholesalers can tip a deal the same way.

  2. 02

    We review the fit

Price, condition, title, and whether cash or a creative structure belongs in the conversation. Not every address gets an offer.

  3. 03

    You decide

If we make an offer, you can accept it, negotiate it, or leave it. Filling out the form does not sign anything.

FAQ

Straight answers.

Are you a real estate agent?

No. Atlanta Cash Closings is a marketing name for a cash buyer and creative-finance investor. Submitting a property does not make us your agent, and we do not list houses.

Do you guarantee a cash offer?

No. We review the address first. Some houses are not a fit. If we do make an offer, you are free to turn it down.

What does creative financing mean here?

Seller finance, a subject-to purchase, or a lease-option — only when you want that conversation. Subject-to can leave a mortgage in the seller’s name, and many loans have a due-on-sale clause. We will name the structure before anyone signs, and you should have your own attorney review it.

Which parts of Atlanta do you cover?

The core is Fulton, DeKalb, Gwinnett, Clayton, and Cobb, including the cities listed on this page. A nearby address can still be sent. We will say if it is outside what we are buying.

What happens after I submit?

Someone reads the form. If you said we may call or text, we use that number. If you said no, we use email. There is no fee for the review.

I am behind on payments. Can you stop the foreclosure?

No. We cannot pause a lender or a sale date by receiving a form. Talk with a HUD-approved housing counselor or your attorney about the options that are actually available, and send the address if a sale is one of them.
