Inherited a house in Atlanta? The estate can set the pace.

You might be the heir, the executor, or the person still paying insurance on a house nobody lives in. You can ask whether a sale is even interesting before every probate step is finished. Closing is a different question.

Probate does not have to be wrapped up for you to send the address. It does have to reach the point where someone has authority to sell before a closing can happen. If you are not sure who can sign, that is a question for the estate’s attorney. We will not guess our way through a deed.

Multiple heirs, a parent’s belongings still in the rooms, overdue taxes, and a tenant who has been there for years are all ordinary on these files. Put them in the notes. None of that is a reason to dress the house up before you ask for a review.

  • Probate is open, or you are about to open it, and you want a buyer who expects that timeline.
  • The house is out of town for most of the family and coordinating showings is the hard part.

What has to be true before a closing

  • Someone with legal authority has to be able to sign. A form on this website does not create that authority.
  • If heirs disagree, we cannot referee the family. We can make an offer the people who can sell may consider.
  • Estate sales can take longer than a typical cash closing. We will not pressure a date the probate court will not support.

Can you buy the house before probate is finished?
